A beautiful property is not always a good investment.

We define strategy, performance criteria, condition and an exit plan. Manuela coordinates the real estate process; rent, taxes, legal structure and financing require confirmation from the corresponding professionals.

How Manuela helps you

Strategy first; then the property

The search is built from intended use and acceptable risk. Each property is reviewed with transparent assumptions about rent, vacancy, repairs, reserves, insurance and exit — not with a promised return.

  • ✓Rent, renovation, land or new construction

FAQ

Open, direct answers.

Educational information. Confirm programs, contracts and requirements with the lender, attorney or brokerage before you rely on them.

What is cap rate?

Capitalization rate generally compares a property's annual net operating income with its price or value. It does not include every financing or tax effect and should be evaluated with cash flow, condition and risk.

Can I use an FHA loan for a duplex?

FHA can insure qualifying owner-occupied one-to-four-unit properties, subject to borrower, lender and property rules. The buyer must verify occupancy, appraisal and underwriting requirements with an FHA-approved lender.
